ACCOMMODATION AND FACILITIES

THE VILLA
‘Under the Neem Tree’ is situated on a one hectare rectangular plot along Bofa Beach Road. It is about 500 meters from the outsanding Bofa beach, within easy (foot / vehicle) access.
This quality property built in 2009, has three double en-suite bedrooms (Sleeps 6 persons) and is carefully constructed in a spacious two level Tuscany villa style with a terracotta tiled roof and over 550msq of floor space.
There is a large 20m X 5m swimming pool surrounded by a level paved sitting area for sunbathing and relaxing in the gentle breeze, nicely shaded by ‘the’ Neem-Tree. The pool is 2.5m deep at its deepest part and the shallow end is only 1.2m deep on the side nearest to the Neem-Tree. (apart from the three steps that lead into the pool). The pool and terrace is surrounded by well maintened gardens, laid to lawn with flowering shrubs, tropical plants and ancient baobab trees.

GROUND FLOOR AREA
Centrally situated is the ground floor entrance and reception area with the dining area and long cedar table seating 10 persons.
A well fitted spacious modern kitchen diner with a cooking island and surrounding cupboards, has seating for four persons.
The expansive ground floor 75msq verandah, has plenty of comfortable seating for up to eight persons and direct access to the pool about 12 meters away. It also has a an 8 person sitting/dining area with a large double stainless steel (well-illuminated) BBQ and specially designed chimney.

UPPER FLOOR AREA
Access to the upper floor is by a wide curved flight of open stairs which have no railings on the outer side of the stairs. Consequently for safety reasons, Under the Neem Tree villa is not suitable for children under the age of 10 years.
On the upper level is a spacious ‘entertainment’ room with a large satellite (DSTV) tv.
The upstairs veranda is 50 sqmtr and faces both East and West, with relaxing views of the pool and garden with the large Baobabs from the East.
The West part consists of an intimate ‘sundowner’ verandah that faces over an open park landscape with a wide meadow view. The nearest neighbour being over 500 meters away.

BEDROOMS
The villa sleeps six persons in comfort and has a master bedroom and two further double air-conditioned bedrooms each with en suite.
The superb 65sqm master bedroom has a large en-suite bathroom, air-conditioning and a dehumidified walk-in dressing room. There is also a book shelf room-divider plus two desks for laptop/computer use etc.
All bedrooms have mosquito netting hanging from the ceilings, generously situated outside of bedside tables for ease of access, each with a ceiling fan ‘inside’ the netting above the bed.

FACILITIES
The Villa comes with two female housekeeping staff to look after you, as well as a night watchman and three gardeners.
The villa staff will cook breakfasts for you each day and do all the cleaning and washing. They have become quite proficient at preparing simple lunches and dinners, but obviously still need support from the guests who require the preparation of more complex dishes and additional course menus.

The villa is wired for mains electricity and has the addition of a powerful automatic inverter/battery back-up system, kept fully to capacity by trickle charging from the Kenya Power Co. It does all lights; computers; fans; cooking appliances and at a push one machine wash etc. It does not support A/C’s; water-heaters and pool pump.
Underneath the main verandah is a 50 cubic meter water-tank which harvests all roof-water and can be topped up with council and/or well water.

The villa is fitted with a good burglar alarm with three remote alarm buttons (issued to the occupant; watchman/gardener and house staff) and linked up with the K.K.Guards Control Room in Kilifi, which will ensure that a support vehicle, manned with four guards will arrive in about 3-6 minutes.
The three bedrooms all are fitted with Trellidor harmonica burglar doors. All windows in the house are fitted with burglar bars.

As the villa has one (aging) cat and a (young) friendly Jack Russell dog we regret that no other pets can be allowed.
The villa has adequate car parking facilities.
